/ about vestra

Rebuilding community

management from

the builder out.

Vestra is a prop-tech company building the operating system for the residential community lifecycle. We start where the community starts, with the builder, and run alongside it through contract, construction, closing, and daily resident life.

/ mission

Eliminate predatory community management through technology.

The traditional HOA management industry profits when residents are fined, when communities turn against themselves, and when builders lose control of the reputation of the homes they just sold. Vestra is replacing that model with AI-native operations that align the builder, the board, and the resident around the same outcome.

/ the problem

A market
built on the
wrong incentives.

Community management is a multi-billion-dollar industry whose business model rewards fines, fees, and friction. Builders inherit the consequences. Residents pay for them. Vestra is realigning the entire stack.

$40B
U.S. HOA industry revenue

HOA management is roughly a $39.9 billion industry in 2025 (IBISWorld), built on monthly per-door fees and fine-driven revenue, with limited accountability to the builders or residents it serves.

29M+
U.S. homes in an HOA

About 29.6 million U.S. housing units sit in an HOA in 2025 (iPropertyManagement), roughly one in three homes once condos and co-ops are counted. The Foundation for Community Association Research puts 78.1 million Americans, nearly 1 in 4, inside a community association.

2 in 3
Of new homes are built in an HOA

Census and NAHB data show 65.7% of new single-family homes built in 2024 were in an HOA, over 80% across the Mountain West. Community management is now a structural feature of new development, but the tooling around it has barely changed in twenty years.

/ how we build

What we
actually
believe.

Three operating principles shape what ships, what does not, and how the platform behaves at every step of the community lifecycle.

P01
01

Builder-first

Every feature ships with a builder ROI rationale. If it does not measurably help the builder sell, close, or operate, it does not make the roadmap.

P02
02

Honest by default

AI that cites sources, owns errors, and refuses to bluff. The platform exists to make community rules visible and reasonable, not to weaponize them. When a rule does not fit the community, there is a clear path to change it.

P03
03

Lifecycle, not silos

Sales, construction, HOA, and resident ops are one continuous arc. Vestra runs that whole arc on one system instead of stitching three vendors together.

/ team

The team

Vestra is built by operators with deep experience in residential development, AI, and high-growth SaaS. The team has shipped products used by millions of homeowners, residents, and operations leaders across the real estate stack.

/ origin

Founded after a $600 lesson.

Vestra was founded after firsthand experience with the kind of predatory HOA practices the industry has normalized for decades: a foreclosure attempt over a $600 misunderstanding, with no phone call, no knock, and no notice.

The takeaway was not a personal grievance. It was a market thesis. The same incentive structure that pits neighbors against each other also damages the builders selling into those communities, and there is no reason a modern AI platform cannot replace it entirely.
